The holiday homes market in Greece is projected to experience significant growth in 2025, particularly among European buyers, according to data from Elxis – At Home in Greece. In the first four months of the year (January-April), sales are continuing the robust upward trend seen in 2024, with Belgium, the Netherlands, and Germany emerging as particularly vibrant markets.
There has been a remarkable surge in purchases from Dutch, Belgian, and German buyers.
“This year, we have observed a staggering 91% increase in sales to Dutch buyers, a 103% rise for Belgians, and a 64% increase for Germans, including many Greek expatriates,” stated George Gavriilidis, CEO of Elxis, a Greek firm based in Utrecht, Netherlands, specializing in promoting holiday homes to international buyers.
Factors Driving the Greek Holiday Home Market
Gavriilidis noted, “A few months ago, we predicted that the recovery in European real estate prices would positively impact the Greek holiday home market. This prediction has proven accurate, as evidenced by our sales data, which show a notable increase in demand and new investments. When comparing prices in Greece to those abroad, Greece is overwhelmingly favorable,” he emphasized.
What Foreign Buyers Seek
According to Elxis’ analysis, most buyers are interested in holiday homes priced between €250,000 and €600,000, with the majority falling in the €350,000 to €450,000 range. The most active investors are the Dutch, followed by the Belgians. About 50% of buyers from these nations are looking to invest and plan to rent out their holiday homes when not in use. In contrast, buyers from Germany and France tend to favor personal use, although some are also interested in short-term rentals.
Preferred Locations for Buyers
Buyers from Northwestern Europe (including the Dutch, Belgians, Germans, Swiss, and French) typically prefer holiday homes in Crete, the Ionian Islands, the Peloponnese, and Rhodes. Some also explore opportunities in the Cyclades islands, where attractive investment options can be found.
