Time is running out to address outstanding lease declarations on myAADE. The tax authority has established a strict deadline of Monday, June 30, for two essential tasks: submitting termination declarations for expired leases and either accepting or rejecting pending lease declarations from tenants and co-owners.
As per the decisions of AADE Governor H. Pitsilis (A. 1068/2025, Gov. Gazette B’ 2703/02.06.2025 and A. 1035/2025, Gov. Gazette B’ 2191/17.05.2025), the process for the Declaration of Information on Real Estate Lease has been updated as follows:
After one co-owner submits the declaration, the others receive a notification and have 30 days to accept or reject it. If there is no response, acceptance is considered automatic, and the submission is applicable to all co-owners.
Tenants will be informed through the “My Messages” feature on myAADE and via email, and they also have 30 days to accept or reject the declaration. If they choose to reject it, they must provide a reason. No action taken will result in automatic acceptance.
Additionally, up until June 30, owners are allowed to declare terminations for leases that ended by April 30, 2025, without incurring penalties. Not declaring a termination will result in the lease being deemed fictitiously extended, leading to artificial income in Taxisnet and inaccuracies in the pre-filled fields of form E1.
This new procedure signals the launch of the Property Ownership and Management Registry (MIDA), enabling the tax authority to maintain a comprehensive overview of leases: who rents, what is rented, when, and under which agreement. This initiative aims to eliminate fictitious contracts, undeclared leases, and unauthorized rentals.
Adhering to these new deadlines is vital for accurately reporting property income for 2024. Delayed confirmations or terminations of declarations will distort data in Taxisnet and MIDA cross-checks.
According to AADE’s plan, starting in October, MIDA will automatically cross-check banking data and income declarations. Thus, “cleaning up” leases by June 30 is crucial for any owner wanting to safeguard their tax record and avoid discrepancies or errors in their returns.
